You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:
 

  1. Test your smoke detectors and carbon monoxide detector. Replace batteries where necessary.
  2. Drain approximately 2 gallons from your water heater to eliminate sediment.
  3. Clean your clothes dryer vent duct.
  4. Vacuum your bathroom vent covers.
  5. Replace or clean your furnace filter.
  6. Clean out any basement window wells.
  7. Clean the condensation coils on your refrigerator to keep it running as efficiently as possible.
  8. Clean around your air conditioning compressor and make sure it has adequate airflow.

  • Don’t make a major purchase. This will change your credit score and can possibly disqualify you from a mortgage.
  • Don’t change jobs unless it’s absolutely necessary. A consistent work history is crucial to lenders.
  • Don’t ignore lender requirements. Be absolutely clear on what the lender requires from you throughout the process and be sure to follow up on these items.

The economic impact caused by COVID-19 has left many homeowners trying to figure out how to pay their mortgages. Homeowners with government-backed loans—and even many without—are being offered up to 12 months of forbearance. But the temporary fix could result in another wave of foreclosures if additional assistance isn't provided.

Many homeowners could be asked to pay back all of those missed mortgage bills in one lump sum at the end of the forbearance period, which will be nearly impossible for many who can't afford their payments today and don't know when the economy will recover.

Fannie Mae, Freddie Mac, and the Federal Housing Administration say their borrowers, who make up slightly more than half of all buyers, are never required to make lump-sum payments. They also offer various assistance plans, some more generous than others.

                                                          April 10 Property Tax Collection Deadline Still in Effect

For current homeowners, the second installment of property taxes are still due as scheduled on April 10, as property taxes directly fund local and county governments that are at the forefront of the fight against the spread of the coronavirus.

Since county buildings are currently closed to the public during this time, there will be no in-person payments. Instead, taxes can be paid online, over the phone, by check placed in the mail or through bill pay at one’s own bank.

Beginning on April 11, the day after property taxes are due, if the taxpayer is a homeowner, small business or other property owner with significant demonstrated economic hardship due to COVID-19, they may submit a request for penalty cancellation online.

  1. Take a look at your lawn mower and give it a quick tune up. You'll be needing it soon enough!
  2. Examine the exterior foundation grading/slope and ensure water moves away from your home. If water is collecting near the house, you'll want to get things fixed right away.
  3. Inspect your roof's surface, flashing, eaves, and soffits; after winter weather, the roof could use a little attention.
  4. Drain approximately 2 gallons from your water heater to eliminate sediment.
  5. Examine, repair and replace caulk and grout around your tubs and showers.
  6. Service your kitchen disposal by grinding several cups of ice cubes.
  7. Check your window and door screens in anticipation of warmer weather.
  8. Vacuum your bathroom vent covers.

What's the skinny on jumbo loans?

Let's talk about conforming loans vs. jumbo loans in the mortgage world.

The Guidelines
Each year in October, the Federal Housing Finance Agency, or FHFA, collects data on the national median home value and compares that number to October of the previous year. If there is an increase, the conforming loan limit will increase by the same amount.

In October 2019, the year-over-year median home value increase was 5.38%. Therefore, the conforming loan limit for a single-family home in 2020 will rise to $510,400, up from $484,350. The loan limits on multi-unit properties will rise to $653,550, $789,950 and $981,700 for a duplex, triplex and fourplex, respectively.

Should you apply for a jumbo loan?

Loan Differences
Loans amounts at or under these limits qualify as conforming loans. They "conform" to guidelines set forth by Fannie Mae and Freddie Mac. Conforming loans make up the majority of residential loans funded. Loan amounts that are above these limits are referred to as jumbo loans. With a conforming loan, lenders are able to sell the mortgage in the secondary market, replenishing their credit lines in order to make more loans. Jumbo loans have no such robust secondary market. When a lender approves a jumbo loan, it assumes the risk should the loan ever go into default.

Naturally, this makes it more difficult to qualify for a jumbo loan. The minimum credit score for most conforming loans ranges from 580 to 620. Jumbo minimums range from 720 to 740. Some jumbo loans can require a lower score, but the rates and terms are much more stringent.

Down payment requirements for jumbo loans are also much higher. A buyer can secure a conforming loan with a down payment of just 5% (or even 3% for special first-time programs) with the help of private mortgage insurance. Jumbo loans have no such insurance policies available and require a minimum down payment of 20% of the sale price of the home. Providing a down payment of 25% or more will make it easier to qualify.

Safe furnace workIf you're a homeowner, the internet can be a great source of comfort when it comes to tackling do-it-yourself maintenance. Yes, Google can show you the simple steps to replace a furnace filter, but most other HVAC repairs are not of the DIY variety. Here's what to watch out for and when to call in the professionals:

Unusual Noises
Modern, efficient heating and cooling systems should run almost silently. When you hear whistling, rattling, squealing, or knocking during operation, there's likely a problem. You can inspect the system yourself, but chances are you don't know much about the components inside your air conditioner or furnace. Rather than putting the safety of you and your family at risk, it's better to let an expert HVAC repair contractor take care of it.

Nasty Odors
When an air conditioning unit or heating system is working correctly, you shouldn't be able to smell it. If there is an unpleasant odor emitted, something is wrong. Your first step should be a filter replacement, but if the smell persists you likely have mold growing, a damaged air duct, or a clogged drainpipe. Each of these situations will require a thorough cleaning of the unit and the eye of an expert tech.

Improper Airflow
Clogs, blockages, and leaks can all lead to decreased airflow in your heating and cooling systems, causing them to run less efficiently and shortening their lifespan. Qualified HVAC repair technicians have the experience to quickly diagnose and address airflow issues.

Rising Energy Bills
Have you noticed that your energy bills keep going up every month? Unless you're experiencing a big swing in temperatures, increased energy usage means your unit is having to work harder to maintain your desired temperature. By keeping an eye on your utility bills, you can get a tech dispatched and get in front of a total breakdown and the headaches that come when your unit isn't running at all.

A note on hiring the right HVAC company
As with hiring any new contractor, take time to do your due diligence on HVAC service. Not all HVAC companies are the same, and you should never consider only one resource when determining the right one for you. Check credentials, licensing and insurance requirements in your region. Ask around for references and read reviews online. Finally, ask them for an estimate. Many HVAC repair companies will provide these at no cost. Get a quote from several different businesses before choosing one.

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:
 
  1. Clean the vent duct for your clothes dryer. Fires created by clogged dryer vents are one of the most common causes of house fires.
  2. Test your smoke detectors and carbon monoxide alarms.
  3. Make sure you and your family members know the location of all gas shut-off valves.
  4. Examine your thermostat. Clean the heat sensor, contact points, and contacts; check your thermometer's accuracy and replace if necessary.
  5. Pull out your refrigerator and clean behind the unit. Be sure to clean off the coils.
  6. Replace or clean furnace filters.
  7. Check your fire extinguishers. Refill or replace as needed.

Do You Need An Agent When Buying A Newly Built Home?

The answer is yes.  You must always remember that the builder’s agent will always have the builder's best interest in mind.  The job of the builder's agent is to get the highest price for the homes the builder is selling so the agent is not going to be as eager to negotiate down.  Remember, the builder will be paying the commission for the real estate agent that is representing you.  So, you should bring your agent with you on your first visit because the builder (aka the seller) will then be responsible for paying the commission and needs to know if you'll have a real estate agent representing you.  It is your real estate agent’s job to help you get the most value for your money, with the least hassle and frustration.  When buying new construction, here’s what I will help you with that you might miss out on if you stick with the builder’s agent.

Negotiating extras: Want upgraded counters or appliances in that new home? I can help you with all those extra perks, amenities, and upgrades. I can often negotiate with the builder on things like paint color or even the style of garage door, especially if the housing development is in the beginning stages.

Recommending financing: A builder typically will have a “preferred” lender that they will try to steer you to, but I can help make sure that you’re getting the mortgage that works best for your situation. Shopping around is always wise, and you don’t want the builder’s agent pressuring you into using their suggested professional unless it is right for you.

Overseeing a home inspection: Tempted to forgo a home inspection in new construction? The number and severity of new-home defects often rival resale home problems.  The builder’s agent is unlikely to push for or offer up an inspection, so I can make it happen.

If you've made a resolution this year to get your credit on track, getting started can feel a bit daunting. After all, it can sometimes seem as if credit agencies want to keep you in the dark about how scores are calculated. Not to worry - with some diligence on your part and a little insight into the world of credit score-keeping, you can get back on track in 2020.

Paint your credit score on your wall for extra motivation

Credit scores follow an algorithm first developed by the data analytics company FICO years ago. For a while, credit scores weren't the primary force behind a credit decision but over time the impact of a credit score became more and more important. Most every loan program available today has a minimum credit score.

There are five characteristics of your credit history that make up your three-digit score: your payment history, account balances, the length of your credit history, the types of credit used and how often you've applied for new credit. Credit scores will improve much more quickly by paying attention to the two categories that have the greatest impact on a score: payment history and account balances.

Payment history accounts for 35 percent of the total score. When someone makes a payment more than 30 days past the due date, scores will fall. An occasional "late pay" won't do much damage to your score but continued payments made more than 30 days past due definitely will. Preventing late payments is a key to recovering your score.

Account balances compare outstanding loan balances with credit lines and make up 30 percent of your score. If a credit card has a $10,000 credit line and there is a $3,300 balance, scores will actually improve, as the ideal balance-to-limit is about one-third of the credit line. As the balance grows and approaches or exceeds the limit, scores will begin to fall.

The remaining three have relatively little impact. How long someone has used credit accounts for 15 percent of the score, but there's really nothing anyone can do to improve this area other than to wait. Types of credit and credit inquiries both make up 10 percent of the score. By concentrating on payment history and account balances, scores will improve significantly over the next few months.
Inspections vs. Appraisals vs. AVMs

Appraisal after inspection Inspections, appraisals, and automated valuation models, while related, all have different functions but can be easily confused. Let's take a closer look.

Inspections: A property inspection is ordered by the buyer and is meant to be an unbiased look at the condition of the property. While not necessarily required by a lender, an inspection protects the buyer from purchasing a home that requires expensive repairs or otherwise doesn't live up to its list price. A property inspector will examine the condition of the property inside and out, running through a checklist of areas including, but not limited to, the roof, electrical panels, wiring, plumbing, appliances, doors and windows. If any issues pop up, the inspector makes note and provides the buyer with a report.

Many reported issues will need some attention but won't affect financing. If major repairs are needed however, the lender might want to have those issues addressed before they provide any funding.

Appraisals: Once the inspection has been completed and reviewed, the lender can order an appraisal. The appraisal will consider comparable homes in the area as well as other factors such as lot size, nearby schools and crime rates. The goal of the appraisal is to determine the true value of the property for the sake of the lender.

The key difference between an inspection and an appraisal is that an inspection aims to assess the physical condition of a home itself, while an appraisal solely determines the market value of the real estate.

AVMs: An automated valuation model is a digital evaluation of the value of a home. An AVM will quickly research the database of similar homes in the area and compare them with the value of the subject property. AVMs are often used to assess the value of a property portfolio, and have the advantage of saving time and money since no one physically visits the property. However, AVMs can't take into account the true condition of a property and often aren't enough to secure a conventional loan for a home buyer.

Essential Things to Consider While Buying Property Overseas

Have you ever caught yourself daydreaming of retirement in rural Italy or rehabbing a beachfront property in Costa Rica? Despite what you've seen on House Hunters International, purchasing real estate abroad is not always a simple feat. In addition to the normal real estate considerations like size, location, and price, you also must navigate a market and legal process that's likely foreign to you. Nevertheless, you can ease the process by keeping a few tips in mind.

Lean on local professionals
First, contact real estate brokers in the area. They can familiarize you with the market and help you find the best deal. Secondly, contact a local lawyer to help you deal with legal matters specific to the area you're considering.

Consider your tax liability
Every country has its own tax laws. Some may require you to repay the inheritance tax, title transfer tax, land tax, or even the stamp duty at the time of purchase. You may also be liable to pay additional taxes in your home country. These potential costs need to be added to your budget, so you are financially prepared and don't face any legal penalties.

Securing financing
Securing financing will likely be your biggest hurdle in purchasing real estate abroad. If you aren't paying cash, securing a mortgage through a foreign bank can mean a potentially high interest rate. To get started, obtain an "Agreement in principle" before making any purchase, as it will safeguard you if you can't secure a loan.

Bridge the language barrier
Language barriers can easily lead to miscommunication and delays in the home-buying process. Even worse, you could pay a higher price or lose a deal entirely. While it's possible to overcome this issue by learning the relevant language, it'll be far more effective to hire a broker or attorney fluent in both your native tongue and that of your new host country.
Troubleshooting Common Plumbing Issues

Leaky Faucet Plumbing issues can be difficult, expensive, and time consuming. You may be able to fix some things on your own, but if not, being able to diagnose the problem will make it easier for you to hire a professional to get the job done. Here are a few common plumbing problems you may encounter and ways to overcome them.

Broken pipes
Nation-wide, many municipalities face aging infrastructure, including water pipes coming to the end of their useful lifespan. Of course, much of the pipe replacement is the city's responsibility, but some of the financial burden will fall on local residents. If you're experiencing any signs of a major leak, be it reduced water pressure, damp spots in your yard, or a sewer smell in the house, contact a plumber right away.

Leaking faucets
Leaking faucets can run up your water bill and cause damage if the pooling leaks in a place you can't see. Even a slow drip can cost you 20 dollars a week. In most cases, a dripping faucet is caused by a faulty seal on the valve that holds back the pressure of your water supply. To fix this, turn off the water supply and then remove the faucet assembly. Usually, the problem is the seat washer. Take the old washer with you when you go to buy a replacement, as you'll need one exactly the same size.

Slow drains
If only one drain has slowed, it's likely to be a localized clog. In that case, your first step should be to inspect the drain and see if anything obvious is clogging it. If not, try using a plunger to clear it. You can use a toilet plunger or buy one specifically for sinks. If this doesn't work, try putting a half cup of baking soda down the drain and chase it with a half cup of vinegar. Let that sit for a couple hours and then send down some boiling water. If you believe grease is the problem, use a half cup of salt and a half cup of baking soda and a pot of hot water. Let it sit overnight. If you experience constant drain problems, look into having the pipes inspected and replaced.

Toilet problems
If you're not getting enough water in the tank to fully flush the bowl, try bending the float arm up just a bit. This will allow the tank to fill higher before the water turns off. If there's plenty of water in the tank but not enough makes it into the bowl, check the tank ball on the flush valve and consider resetting the guide. If neither of those solutions work, there could be buildup from hard water in the small holes that sit under the rim of the inside seat. These small holes are where the water comes out, and buildup can block the water. Trying using a mirror to inspect them and a wire coat hanger to unclog them.

Remodeling Stats and Spending Trends to Inform Your Improvement Plans decorative image Thinking about remodeling? You're not alone. According to a report from the Harvard Joint Center for Housing Studies, home improvement spending in the U.S. is up more than 50% since 2010.

The study found that, "Spending on improvements and repairs to the US housing stock continued on an upward trend in 2017, setting a new high of $424 billion. This represents a 10% increase from 2015 and more than 50% gain from the low in 2010." According to their analysis, 22 million homeowners across the country completed at least one home improvement project in 2017.

Floor installation

"The report[…] attributed part of the increase to a shortage of new construction and a reliance on aging housing stock that requires upkeep and repair," said the New York Times. "Other factors include higher housing prices that have increased the available equity for home improvement loans, and a growing population of older homeowners who are financially equipped to pay for renovations."

The primary "spenders" fall into three main categories: Homeowners using surging equity to make improvements, homeowners playing catch-up on deferred maintenance and updates, and rental property owners.

The average expenditure on home improvement was rather modest; 40% of participants reported spending less than $2,500, and almost 75% spent less than $10,000.

Most common improvements

The most common project in 2017 was adding or replacing flooring, with 5.2 million homeowners, or 7%, upgrading their floors. The next most common projects were:

  • Adding or replacing plumbing fixtures
  • Built-in dishwashers or garbage disposals
  • New windows or doors
  • New water heaters

 

USDA Loans: They're Not Just for Homes in the Boonies decorative image Countryside Field Have you heard of USDA loans? If you're a low-to-moderate-income homebuyer who doesn't have a lot of money for a down payment and who needs lenient credit requirements, you (or your lender) are probably focused on FHA loans.

But if you haven't taken a look at USDA loans, you may be missing out on an incredible opportunity.

If you're saying to yourself, "But USDA loans are only for homes out in the sticks," that's understandable. It's true that the loans were designed to help buyers in rural areas. But "rural" is a broader term than you may realize.

On the USDA website, you can enter an address in the search bar and check if it's eligible, or you can drop a pin in a location to find out whether USDA financing is available in the area. Consider these interesting results: Frisco, TX, currently the fastest-growing city in the nation, is not eligible for a USDA loan, but Prosper, just to the north and being called, "The next Frisco," is eligible. The popular Valencia, CA, north of Los Angeles is not eligible, but areas of Santa Clarita, the city in which Valencia is located, are eligible. There's no harm in looking, and you might find a real gem in an up-and-coming area.

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

  • Service your kitchen disposal by grinding several cups of ice cubes.
  • Make sure any outdoor furniture is put away or properly covered, including your grill.
  • Pour 1 gallon of water down unused drains.
  • Clean debris from gutters and ensure down spouts are free of obstruction.
  • Check for leaks under sinks and toilets.
  • Check for cracks in your foundation, brick or stucco.
  • Review emergency procedures and ensure all the members of your family know what to do in the event of a home fire.
  • Examine your chimney. Clean flue; repair any cracks in flue or any loose or crumbling mortar.

Ontario Ranch, California is a new community being built that will span over 8,000 acres and 13 square miles.  It will offer beautiful neighborhoods, ultra-high bandwidth home-data services, new schools, and an expansive park and trail system.  Future plans include over 46,000 new homes.  Ontario Ranch is conveniently located near the I-15 and 60 freeways.  In the coming weeks we will be featuring photos and information about the different homes being built.  The first homes we visited were The Primrose at Park Place.  There are 79 total homes in this neighborhood with the average lot size 6,800 sq. ft..  There are three model homes we looked at, all of them are single story.

- The Oxford, with an approximate size of 2,610 sq. ft. of living space, 3-4 bedrooms, and a 2-car garage.

HOME CARE TIPS FOR OCTOBER

Home Care Tips October

You can keep your home in top shape with simple tasks throughout the year. This month, be sure to:

1. Replace or clean your furnace filter.

2. Clean filters for kitchen exhaust fans.

3. Drain outside faucets and winterize your sprinkler system.

4. Check your driveway for cracks. Fill cracks and reseal as needed.

5. Cover your air conditioner and/or remove any window units.

6. Reverse your ceiling fans to help blow warm air down from the ceiling throughout the room.

7. Drain approximately 2 galloons from water heater to eliminate sediment.

8. Pass a lit candle around doors and windows to check for drafts. Weather strip as necessary.

DO YOU NEED AN AGENT WHEN BUYING A NEWLY BUILT HOME?

Do You Need An Agent When Buying A Newly Built Home?

The answer is yes.  You must always remember that the builder’s agent will always have the builder's best interest in mind.  The job of the builder's agent is to get the highest price for the homes the builder is selling so the agent is not going to be as eager to negotiate down.  Remember, the builder will be paying the commission for the real estate agent that is representing you.  So, you should bring your agent with you on your first visit because the builder (aka the seller) will then be responsible for paying the commission and needs to know if you'll have a real estate agent representing you.  It is your real estate agent’s job to help you get the most value for your money, with the least hassle and frustration.  When buying new construction, here’s what I will help you with that you might miss out on if you stick with the builder’s agent.

Negotiating extras: Want upgraded counters or appliances in that new home? I can help you with all those extra perks, amenities, and upgrades. I can often negotiate with the builder on things like paint color or even the style of garage door, especially if the housing development is in the beginning stages.

Recommending financing: A builder typically will have a “preferred” lender that they will try to steer you to, but I can help make sure that you’re getting the mortgage that works best for your situation. Shopping around is always wise, and you don’t want the builder’s agent pressuring you into using their suggested professional unless it is right for you.

Overseeing a home inspection: Tempted to forgo a home inspection in new construction? The number and severity of new-home defects often rival resale home problems.  The builder’s agent is unlikely to push for or offer up an inspection, so I can make it happen.

Everyone wants to walk away from buying a home—whether it be a new construction or not—with peace of mind. Having me in your corner will help facilitate that.

The Resort located in Rancho Cucamonga between Milliken and Haven Ave. and took a tour of the New Lumin model homes. The Lumin homes are detached bungalows with three different models to choose from. 

- A three story with 4 bedrooms and 3 bathrooms and approximately 1934 sq. ft.

- Some of the community amenities currently featured are a clubhouse, pool and spa, café, dog park, and fitness center. Other new models are planned to open in the near future and possibly more amenities.
